When we inquired there was no sub let, and only those on the lease could reside there. But how would they know who’s living there

Assisted living is smaller rooms and one little clothes closet. 4-5 thousand a month.

The Loft do have Overpriced Garages.
If I remember correctly they are $1,300.00 a month added to the high rents

The garages are no where near $1300 a month. Whenever I have lived in apts you paid extra for a garage

Lots of talk about costs at Loft vs. Assisted Living. Very good source to find details on cost of various levels of assisted living in your town, zip code, state, etc. Very easy to use to get data at daily, monthly, annual level and project future costs given inflation, etc.
Source: Genworth...long the gold standard for this type of data. I did my zip code (32162) and "The Villages" - results a bit different.
Monthly Median Costs: The Villages, FL (2019)
In-Home Care
Homemaker Services1
$4,099
Home Health Aide1
$4,099
Community and Assisted Living
Adult Day Health Care2
$1,625
Assisted Living Facility3
$5,375
Nursing Home Facility
Semi-Private Room2
$8,821
Private Room2
$9,429
Change weekly In-Home Care hours (Only available with Daily, Monthly, or Annual Cost by Period)

In Independent Living, meal plans vary from 1 to 3 per day, but even there, it was difficult if not impossible to opt out. My parents were fussy eaters and wanted to save a little money but the meals credit was actually quite low, so wouldn't save much.
In the ALF, free transportation and weekly housekeeping was included. Laundry and/or linen services were an added cost option. My father was completely non-compliant. He refused to take his meds and refused to go to the beautiful dining room and eat their food. He lived on the soups, puddings, ice cream and snacks that I bought and delivered weekly. I really don't know how the staff put up with him. They had a LOT of patience. LOL
I had also learned that any facilities on TV property were always more expensive than than the ones outside of TV, but that's no surprise.
Would you share where your dad lived if you were happy and also some of the others? With COVID they are not allowing you to tour at all. I may need to utilize services in near future for a parent. You can send me a private msg if you prefer. Thank you.

If you purchase a home, you can break the lease with no penalty.

$1300/month is not correct. Where did you get that information? What is your source?

Default Renters

I don’t understand why some one wouldn’t just rent a 2 bedroom villa where landlord takes care of land and outside of house. Home is larger on one floor and had a garage

We were quoted $250 in the beginning, May have changed but I doubt that high. Plus if you live over the garages in what is called a carriage loft there is not an elevator
