OP have you actually been to the area, spent time there, walked the lots? Sometimes giving an opinion on something you have no first hand knowledge, or looking at an email, just seems like a waste of time.

This is the first time you could build on golf course lot, since 2016, there were 7 couples walking the lots like us. Have been there during mid day on Thursday, and Friday. And Saturday.
OP While you were there in person, were you the only person looking at property? Some lot premium starts at 100,000, and those looking at them don’t seem to have issues spending money on them, or the Turnpike

It will be there as long as most of us are alive so enjoy it and don't worry. By the way, Championship courses are not amenities and how many golf courses built within TV are no longer here?

If you watch Goldwings utube, you can learn about amenity structure. I am not a fan, but a country club was torn down, not a golf course.

Well, now that you have asked, no we have not "Toured". But we do have some personal input re the topic I posted.

1. We have two former neighbors who have moved to "the South", Monarch Grove. They are not directly affected by the Turnpike noise, but they both have close friends who live near the Pike in Monarch and Linden. They said that their friends and others who live near the Pike are not pleased with the sound. Several..."if we had to do it over again...".

2. Our TV Agent, who also sends out the New Area Sales emails, example in my Post to all her customers, as do other TV reps to theirs. We had lunch with her a couple weeks ago and I had asked her about the new South areas right next to the Pike. In particular the supposed noise. She said some of her moved-in customers are not pleased, but many either don't notice - or as she said..have hearing issues. She indicated that she had been instructed to ensure prospects about the Turnpike, if their lot is very near -- especially to those potential remote buyers. I guess TV does NOT want more negative coverage once owners move in.

So - no we have not 'walked the lots'. And truly have no desire to invest in Properties THAT near the Turnpike.

I would not ever consider a house or lot anywhere close to a major highway.
Not for any reason.

I think the value of this thread is to make some people aware that traffic and other noise can be an issue when they are shopping for a house. If you haven't bought many houses, the issue may not even occur to you. Whenever I go to an open house, and the agent is playing music, I ask them to turn it off, so I can listen for noises.

I would be concerned about the resale value. One may be tempted to buy because it is a new house. But, the day after you move in it becomes a preowned house and there are thousands of those on golf courses far from the turnpike. Without the lure of a it being ‘new’, it’s a tough sell.

We used to live at the plantation near route 27 which was relatively quiet about half a mile down the road. But the newer part was five miles from the turnpike over flat terrain and boy could you hear it day and night. If anybody complains about the turnpike because they bought even anywhere on the north side of 44 they were very foolish to not have sat there in their car for an hour or two with the windows open. Is a very good reason to buy in the more established parts of the villages, the relative quiet and peace. We live in Pennbrooke Fairways not associated with The villages and most of it is one mile off of route 44 and I can tell you it is dead quiet here most of the time except for the occasional coyotes and burrows kept by a veterinarian about one mile away late at night.

The price of new lots will continue to soar as long as there are people lining up to pay them. Simple economics.

As for the turnpike noise, some people are more noise sensitive than others. Your level of tolerance will vary, and there are some who consider the constant background noise soothing...almost like white noise. When we were looking for a home here, proximity to the turnpike was an issue as my wife is very sensitive to traffic noise. A house in Monarch Grove had made our short list, and the turnpike noise did not seem objectionable...during the daytime. We went back to that house at about 8:00pm, and it was a totally different experience. Without the "normal" ambient sounds that occur during the day, the turnpike noise was significantly more noticeable. That Monarch Grove house was immediately knocked off the list.

My advice: before signing papers on any lot/house near the turnpike, do your due diligence and visit the site at night. What you thought you heard, or didn't hear, may be totally different after sundown. Complaining after the fact will get you nowhere.

There is something in TV for everyone, let the people make their choice. Don't brag about what you wouldn't do and do something.
