Well, so far there has been a buyer for every home for sale near the turnpike including homes that have a view of the trucks and cars passing their back yards and there have already been re-sales near the turnpike. There is a buyer for everything built in TV and I'll guarantee you that every lot available near the turnpike will be sold either with a spec. home or to build on.

She included a TV link detailing the Village of CITRUS GROVE, south of Meggison Road and just north of the Turnpike. The new constrution of the Champ golf course is right there. The southern part of the course directly borders the Turnpike.

I checked out some new HOMESITES there (from the link below). There are quite a few available bordering the north side of the course - All over $250K, with most (what appears to be) less than 100 yards away from the Turnpike.

We've heard, on ToTV of some new residents South (Monarch Grove) complaining about the Turnpike noise etc. I must wonder, investing $250K for a new homesite with Champ course view, but perhaps living with the highway sounds...????
Even if berms/walls etc are built... Personally I would really think twice about building there, and potential noise/resale issues.

My friend is a TV agent and he said 75 sites were sold the first day of sale.

Wonder how many will regret the location down the road?

Give it a rest......the championship course was not torn down, not closed, it is still being used extensively. The only thing that was demolished was the bar/resturant the the local patrons either did not support or abused (sitting for hours of entertainment and ordering very little. Same thing for Katie Belles......neither of which were amenities, instead businesses.

Bought a lot in Citrus Groove this past Friday. The site is at least 1/2 mile from turnpike, so noise will not be a factor. Seems like people focus on the turnpike allot. I would not buy close to a rec center, and be forced to listen to Pickleball noise every morning.

Please buying a home next to turnpike, near power overhead power line, very close to each other, in a commercial zoned area, landing and departing airplane zone. If you don't want to loose money when you sell. Remember Location! Location!

Ditto. I wouldn't get used to it either.

Everything sells down here, it doesn't matter where it's located there's a buyer for everything. Many homes near to the turnpike and power lines have been sold as re-sales for more than they originally cost, it's pretty hard to loose money when you sell down here especially in this market. Being near the power lines and turnpikes will get you more house for your money if the environment doesn't bother you and there are a lot of people that are not bothered by either of them.

This reminds me of a bit that the comedian Lewis Black does...

He talks about NYC after it snows. He says everyone loves how quiet the city is...

He states "I hate the quiet! I love the noise... It drowns out the voices in my head!!!"

I guess that many people moving in, especially from urban areas find nothing wrong with the traffic noise...

Like it's been said... "There's an ass for every seat!"

My home backs up to the turnpike on the southside. We are not bothered by the sound at all. I have lived in big cities with much more noise and even in the country with more noise from both frogs and crickets. I suppose if somebody lived somewhere that was extremely quiet for their entire life and then moved next to the turnpike it would seem loud. It is a very rhythmic noise and the light hum can be pleasant. We have much more privacy then is normal for The Villages. To each his own.
