New Englander;2093051]I drove by the street adjacent to my Villa complex. Three houses close to one another are getting new roofs. The houses are either Designer or Cottage homes that were built in 2013/2014. What are the chances these three houses have bad roofs? My house insurance renews in six weeks and I'm concerned.[/QUOTE]

How about a new state law allowing insurance companies to delete roofs from their base policies, then if residents want to insure them it would be a add on for a seperate cost.

The Homeowner based on this inspection, reports the damage and files a claim. Is this the scam? Nope.
The insurance company sends a adjuster out and they either agree or disagree with the roofing company. If agrees, Homeowner gets a new roof, if disagrees, a suit is filed to let the courts decide if this is a legitimate claim.
So far I do not see a scam in play here. The only thing I see is a few roofing companies being very aggressive in seeking out homeowners with damaged roof, so far not against the law.
They actually are doing a service for the Homeowners as without their inspection, the Homeowner would not know their roof was damaged to a point it needed replacement.
Neither the roofing company nor the Homeowner has created the loss, it is what it is, so where is the scam???
The roofing scammers are filing with the insurance companies for damage from "storms" that isn't there. The majority of homes on my mothers street here in the Villages got a new roof from the same roofing company that trolled the neighborhood. Mom got a new roof and paid for it herself. Follow the news. It's a huge scam.

I too must have missed something. I called a roofing company used and recommended by friends who had used them. No one knocked on my door. A rep of the roofing company examined the roof and found it damaged to the point of potential leakage. My next door neighbor asked the rep to check her roof; he found no problem on hers. My insurance company sent its own rep, and he too agreed there was a problem, and since roofs are covered under my homeowners' policy, they paid for a new roof. Where's the scam?

Not necessarily; see above. My roof and neighbor's roof were the same age (just shy of twenty years). I had damage; she did not. Hence, mine was covered; hers would not have been.

Do I expect my rates to go up? Of course. Will I complain about it when it happens? Nope. I received a service, and I recognize, as pointed out by Chi Town, that the insurance company is in business to turn a profit; it is not a charitable organization.

How many $ billions of dollars has insurance companies paid out due to antifa, blm and riots? It is highly unlikely that a roof causes increases

What are the big differences with a metal roof. I'm thinking of looking into it and I didn't know if it would attract lightning strikes.

The POA bulletin is a valuable source of information. The roofing article pointed the finger at roofing companies that sue the insurance companies regarding claims. There should have been a quick fix for that, and it appears that they have figured it out going forward. But the people in my neighborhood have either had their claims OK'd promptly or denied with one exception that may have fallen under the POA's concern.

ANSWER: ZERO. Unless you have hail or high wind loss of shingles.
Homeowners insurors are paying off - on the written word of the roofing estimators. They fon't even argue their determination as they know they will
likely lose at arbitration anyway.

I recently retired from 42 yrs. in roofing in Florida. Also, I just deposited a rather large and generous check to re-roof my home, which lost a few small inconsequentional shingle pieces from wind. My architectural shingles are 25 yrs. old and I wasn't going to replace, for another 2 yrs.

No. You are talking about a different and VERY unexpected problem. Tamko made a peel & stick heavyweight underlayment to lay up the vallies before shingles were layed. It bled out around valley shingles in the heat. Yes, insurance paid off to replace, and Tamko fixed their product. NO major brand of shingles is considered lower in quality than any of the others.

These type of roof problems were paid for by the shingles manufacturer. How do I know this is my house was one. Those home effected were built in 2016

Big difference , they will out last you. One and done.
Attract lightning? No it don’t, plenty of metal roofs in and out of bubble. The developers installs metal roofs but we can’t.

small percentage. Most was replace cause the were stained/scam related.

When i call my insurance company to inquire how / why my home owners policy increased by 53%, since 2020. I was told replacement roofs were the main cause.

A lot of selfish villagers out there

I'm the OP. Today I walked down the street I mentioned. There must be a dozen new roofs on houses on this street and three more about to be re-roofed. The signs are there "Safe & Sound Roofing Co."
We are all going to pay for this!!!
