Hi Everyone - My husband and I will be coming down to TV on Labor Day weekend and will be renting while we wait for our Design Appt. in October. We will be looking at Inventory houses, but also maybe finding a larger lot than the one we have in #205. We'd like to have enough to extend the lanai and maybe put in a summer kitchen and a small pool/spa. Our sales agent mentioned that the lots that back up to patio villas have a certain amount of privacy because the lanais on the patio villas are in the front of the houses. Has anyone had any experience with this? Thanks for your help...

I have no experiance with walls but here is a lesson we have learned. We thought buying a nice size corner lot that our house would be able to be moved over so we were not 10 feet from our neighbor next to us and forward a foot so our back neighbor would not be just 10 feet behind us.( the lot behind us has even a larger lot.) So that did not happen either and we also thought we could extend our patio back at least one foot. That also did not happen either so do be sure the lot you pick is exactly what you want. At the time you are picking everything out you are so caught up in the excitement of it all and AFTER your house is built you have to be happy with what you have chosen . Love my corner lot but wish TV would allow a few changes to make more room for your huse when you have it the lot to accomadate it. After living here for 4 months I would pick a pie shape lot next time. Take a ride around and actually look at lots in the area you are building. Best of luck to you both. We love it here.

backing onto a Patio Villa is great idea, take look in unit 215 there are several super lots.
They also have only 2 bedroom window at the back of their homes. I have the site plans if U want them.

It does not sound as though you are considering a re-sale home. To me, they are the best deal for several reasons. 1. You can negotiate price with the seller. 2. Bond will certainly be lower and may be paid off. Bond on a new home is between $23,000 and $50,000. It makes a big difference on your annual property tax payment. 3. You see what the final product looks like and do not have to guess what is next to you. 4. No construction mess around you. 5. Mature landscaping. 6. Many re-sales have the options you would have wanted and you do not have to purchase extra. 7. Most re-sales come with a 1 year warranty on everything. Check with BOTH a Villages Property agent and MLS agent like ReMax or Realty Executives as neither can show each other's property listings. |

Agree, the other factor with new - is all your neighbors are starting out together sharing the the same issues of a new home.
Likely the age group may be younger?

Try making a list of priorities and the go with what meets the biggest percentage of them.
If one thing is overpoweringly important, go with it. Finding exactly the "right" thing is elusive and can be frustrating. ![]() |
