A brief article in today's Daily Sun, page C6:

The Villages contracts Lake County property

Mid Florida Properties, a Villages-related company, has entered into a contract for approximately 600 acres on County Road 466A. The land is located adjacent to The Villages and will be studied over the next several months to determine its suitability for development.

"There's a number of factors to consider before we finalize such a transaction," said Villages President Mark Morse. "We will be studying the property and consulting with local and state agencies to determine if, when and how the property might be developed."

They made the announcement of this contract to the sales staff of TV about a month ago. Its all starting to make sense and will, I believe, all come together very soon.

a) Fruitland Park allowing golf carts on 466A

b) Lake county reviewing costs to expand Rolling Acres Road to go straight through to CR 44

c) Now TV going into contract for 600 acres...

All good news and will be interesting to watch.

Minor correction, it was the State DOT who was reviewing the idea of extending Rolling Acres Road down to State Road 44.

However as of May 17th that idea is now off the table.

Not so fast. How long to build and how many houses/villa's can you put on 600 acres? Once planned and laid out---- this will take the developer maybe a year to build out? No?

Well, if this is developed into 100% residential, tee times will indeed suffer - particularly during the peak months. The number of houses that have been added to the plan over the past few years with no additional exec golf courses added to the plan has been alarming. This would just further erode the "golf free for the rest of your life" promise.

That being said, if it is the property on the south side of 466A, it probably abuts the Sumter County landfill that is there. On the Sumter County side of this landfill they have wisely planned exec golf courses, knowing that it might be hard to sell houses with a view of a landfill. If the same logic holds for the other side of the landfill (the Lake County side), it too may be reserved for golf course(s). One can only hope.

Slow down posters. Reread Mark Morse's quote..."We will be studying the property and consulting with local and state agencies to determine IF, WHEN, and HOW the property might be developed." Those are pretty big contingencies put in this contract.

Since 2000, The Villages has not built one structure in Lake County except for the strip mall which houses Target, etc. There's been a lot of speculation on this forum as to why that is. The big question is what has changed recently?

By studing...and consulting with state and local government...it means The Morse family wants to know what kind of Proffers will be offered to TV for them to build in Lake County...cant blame them!!

Yes for lack of funds in the budget, if I remember correctly. But my thinking is, and I think 784 Caroline might be thinking the same way, there might be some behind the scenes "what can you do for me and I do for you" going on between the Morses' and the nearby counties and state governments. You know, just like big business. LOL... Just my crazy thinking out of the box, so they say...

Agree about new structures in Lake Cty not be built by the Morse's BUT,,,, the new medical building in Colony is a "eyelash" away from the Lake county line. Isn't it? I always found this interesting.

Lack of funds can mean many things. The eastern boundaries of this land might shrink if Rolling Acres was extended and I doubt anyone would buy it with that hanging over their heads. Rather interesting that both of these announcements happened about the same time.
