Default Undeveloped property off of 466A

We looked at a place in St James that backs up to undeveloped property off of 466A This is undeveloped land not owned by TV. Any idea what is planned for that area?

There is a St Lukes Professional plaza planned for the right side of 466a as you head toward wildwood. Some of the property down ther is still cattle farms.

You really take a big risk buying next to undeveloped areas. No telling what might go in there.

I would look in areas that are fully complete (resale home). Much better deal since a new home is not negotiable in price at all. Every upgrade is extra money. Construction work going on for quite some time around you. Higher bond payment. Immature landscaping.

Look in established neighborhoods, is my opinion.

On the other hand, it is great moving into a new place with many people in the same situation. There is a bond when everybody moves into their new place that lasts forever. Plenty of conversations about landscaping and other improvements. I am so happy that I moved into a new place.

I didn't find that to be true. After 2 years here, my friends are people who have been here longer. I have very little in common with my neighbors.

I am not sure i wd buy directly adjacent to potentially non residential land but from experience i disagree with Tbugs above advice

Sorry to hear that. We live in a Courtyard Villa and most moved in within weeks of each other. On the other hand, we have another circle of friends that have been here a few years before we moved in last October.
My golfing buddies is a mixed bag, with new and older residents.

I agree with a resale.
Previously (not in TV) I owned a nice home with a private backyard with a wooden rail fence.
Next thing I knew there was a rental complex built next to my backyard.
Be careful of undeveloped land. Even how it is zoned could be changed.

A good example of "open" land next to residential that is not being built with residential is on 466A between Morse and Buena Vista. Lovely homes were built with a villa-type wall in their back yard. Today, there is a 2-store assisted living facility being built on the open land. I could be wrong, but the owners of these homes may not have been aware that they would be looking at the back of a 2-story assisted living facility.

We almost purchased a home backing on a large horse farm. We drove around to look at the front of the horse farm property and it was for sale.
It would probably take a long time to be sold and developed. But I thought it might potentially be zoned commercial. We bought a home on a golf course instead. Lovely.

I agree. We looked at a home in Pennecamp almost 1 1/2 year ago that had a beautiful back view that was large trees but not owned by TV. My wife loved it but we decieded against it not knowing what could be built there in years to come. Don't look how it is zoned, because that can change depending on how much money the builder has to spend. I'd hate to have them build a prison or a 24 hour truck stop behind me.

Glad that a lot of posters agree with me. Personally, I wanted a great view when I was buying a home 2 years ago. I found one with both water view and golf course frontage. From where the tee boxes are located and some trees are planted, no balls ever come to my yard.

Just a little slice of Heaven.
