It is a DEED restriction.

Of course you are correct. These are not the folks being referenced here. The disabled do not live here by choice but of necessity. The ones on the police blotter are absolutely losers.

I am going to take offense to this statement. If you do not know a situation, you should not make a blanket statement like that. I agree there are some young people who have chosen to take a different path than we may have taken, however, there are older residents who have also chosen to take the wrong path. It appears that troublemakers may be less than 10% but they make the news. There are a large majority of TV population, young and old, who make great contributions to our community. It is such a shame that we do not hear about them.

I personally think it is almost impossible to keep track of people under 55, if you are staying with Mom, Dad, or whoever. It would depend on your use of the facilities. If the person you are staying with owns a pool, and you do not golf or use any of the Rec. centers, you have no need to sign up for a Resident ID. On the rare times you might want to use the courses, or whatever--they could just get you a visitors pass.
I very much agree that there are way too many people in the 19-55 age group. I think if there was any real way to keep track, it would indicate that.

Why does the 55+ rule exist? Simple, there is a federal law which exempts 55+ communities from having to provide services for children (like schools, playgrounds, etc)
. It also makes it legal to discriminate based on age (you have to have a person on the deed over 55), but allows some flexibility in recognition that some folks retire early.

If you think it is a bad idea, you need to read up on some of the early "over 55" communities which didn't enforce the rule and lost their status. Not pretty.

Bizdoc, then why do Sumter County village residents pay taxes on The Villages Chartered Schools?

A 19 year old can own a home in The Villages he/she just can't live in it

I would guess that it's a lot less than 10%. We are a community o f 110,000 people.Ten percent would mean that eleven thousand are trouble makers.

I believe that they do track the people under 55. But, the rule is that 80% of the homes must be occupied by at least one person over the age of 55. A 55 year old can live in a house with his 45 year old wife and their four children between the ages of 19 and 25.

Theoretically if you had 60,000 homes with four people living in each home, out of a total of 240,000 people, only 48,000 would have to be over 55. There could be 192,000 nineteen year olds.

Default Better HAD NOT Sell to Underage

I know for a fact in a not to far 55+ Community South of The Villages... a neighbor of mine sold to a much younger couple than required... when the
final paperwork went through some type of Lein or Hold was placed on the
property by the Developer.. (Not good position to be in) The Developer is
the Authority to have ( X) percentage of the population under 55 not the
individual home owners. Seller and Buyer beware or forewarned !
You may just become one of the Developers/Governments test cases.

The number of "young whippersnappers" here who are "all getting arrested" is blown out of proportion here. And besides....who wants to be surrounded with 100% old wrinklies? (See how stereotyping feels?)

I don't know anything about the tax exemptions. The only thing that I'd ever heard was that in order to advertise and call yourself an "Over 55" or "Retirement" community a minimum of 80% of the homes must be occupied by at least one person over the age of 55 and no one under the age of 19 is allowed to live there. I always though that it more to do with the anti age discrimination laws.

First of all, you can be under 55 and own a home here. I bought at the age of 48. There are more folks under 55 here than you would think.
Next, why would a twenty-one year want to live here? Are you crazy? Why wouldn't they? There are after hour parties almost every night. They can get to work on a golf cart. They are an hours drive to the beach, Orlando or Gainesville. They can golf for free, go to a pool for free and go to movies on a discount. Geesh......I wish my parents would have bought here and let me live with them.
Finally, how do you know that in some cases, the children aren't the ones helping out the parents. Health or financial reasons may bring the kid home.
Some of your sanctimonious positions just amaze me.

So if your child suddenly becomes ill with say heart issues and needs care, would you really kick them to the curb and not take them in? Just because I live in TV does not mean I stop loving or caring for my children. They would not be losers or boomerang kids, just the child you chose to birth. I was raised that you love and help your children till you die, and in some cases god forbid they die first. We know many people who have young adults that live here who are productive and help their parents.
