Default new homes in TV

Since the Great Recession began, does anyone know if the developer has gotten at all negotiable on the price of new homes? Thank you.

No, but they have reduced the prices over a year or two back. We bought and recently closed on a Designer that just a year ago was 40K more.

I kinda don't agree. You have to compare apples with apples and oranges with oranges. ... and that is tough. If you take a Camellia on an interior lot, it is very close to how much a Camellia on a interior lot was two years ago, but, that same Camellia on an interior lot cost a lot more in 2006. You can find a Camellia or a Gardenia, its' stucco twin on a view lot and it could be 50k or a 100K more....so you factor in end lots and oversize lots and whether the Camellia has a golfcart garage or a kick forward or an extension to the side... and the Camellia can go up....or down a lot...right now...in today's market.

As Hawkwind just posted today somewhere on the forum they sold 200 new homes in October and 73 used ones.. so there isn't a slow down here.

I have read this forum every day for more than two years and to my knowledge they have never accepted an offer on a new home other than the asking price.

To figure it all out at first it takes a lot of studying the site and comparisons...and deciding which model. I think the easiest way to compare is starting with the square footage, and of course the series...It is not easy.

We bought early in '09....homes were marked down considerably (we thought) at that time. Also, we were told by people we knew AND our agent that TV will not negotiate. They don't have to as they can sell with no problem. The market here doesn't compare to elsewhere in the country.

If you like to negotiate, you can always consider a re-sale. Pricing and haggling are totally up to the buyer and seller on those.

If The Villages were to negotiate on new homes can you guess what a nightmare it would be as people move into their new homes and they start to compare what type of a discount they had gotten. Just think how mad a new buyer would be when their neighbor would tell them they got $4,000 more off than the next door neighbor.

People don’t seem to care when they discount a home that has sat there for 30 to 45 days since they could have looked at discounted homes that everyone else has passed on for some reason or another. So if you are looking for a discount this seems to be your only option on a new home. The Villages has homes and Villas that they are discounting that have sat for 30 to 45 days. Pre-owned leaves it wide open to negotiate.

But it would be a nightmare if they negotiated from the get go. People would like to think they got a better deal than their neighbor and when they start comparing someone is going to be mad.

The only negotiating if you can call it that, is the discount they put on each home. When we bought at the market low in 09', the villa we bought had a $20,000+ discount on it. I think you can see that with sales trending up, it is hard to find a discount over $9,000 if that! Plus they would do more to make a sale. Our villa was held for almost 3 months while we decided.

TV has always offered some sort of incentive. I remember they gave a golf cart with a new home. They also gave furniture, if you spent $200,000 on the house you got $20,000 in furniture 10% from their store. They also give discounts for close outs. They give percentage discounts in slow months, maybe 4 or 5%. But I have never heard of any negotiation. They set the price with or without incentives and that is it.
