Winter in Florida = Congestion.

I think it's part of the package.

Maybe the "nay-sayers" here will navigate there!

It will appeal more to the party-type people I think.

I hear you. And no, its not just you. Have heard that sentiment from others as well.

Yes. This holds trues for just about anywhere in Florida during "The Season".

I think it will be more about the ocean and the private club on the beach

I guess crowding and traffic can be a matter of perception. I was raised in the Dallas-Ft Worth Metroplex with over 7,000,000 people. Before moving here I lived in the Atlanta Metro area with over 5,000,000 people. I like TV just fine.

As has been said many times by many people, TV isn't for everyone but at least they have given it a shot. At this point in life, if it doesn't meet our needs then we should look elsewhere.....sometimes the grass really is greener.

I'm also guessing that they're not even trying to compete with TV on size and amenities...and that will be an attraction to some also.

Given 'different strokes for different folks'...I think they will do just fine.
Just wait until spring break.

Paraphrasing from other sources:

7000 homes
spa, lap pools, fitness facilities, 200,000 square feet of retail space, a band shell for live entertainment, and a free shuttle to a private beachfront club.
Home prices ranging 200K-300k
walkable neighborhoods
Golf cart friendly

worth watching to see how this plays out

The tract of land is at Interstate 95 and LPGA Boulevard, which is the Interstate exit 4 miles north of the exit to the Daytona International Speedway. It is on "the mainland" well inland from the Atlantic Ocean.

The shuttle bus from the development to the "Private Beach Club" on the ocean is a 20 minute ride, one way. Also, there are NO "private beaches" on Daytona. It is all public, from the Ponce Inlet on the South to north of Ormond Beach on the North.

So far there has been no mention of a golf course at Margaritaville.

I'm sure there are many who will find the development attractive, but it doesn't appear that it will have the variety of activities that are available at The Villages.

Someone mentioned the congestion of Spring Break in Daytona Beach. That's not all. There is "Speed Week" built around the Daytona 500 race and "Bike Week" when the motorcyclists come to town. And, of course, Daytona Beach is a vacation destination in the Summer, and many businesses close for the winter when the tourist trade slows down.

Many of those attendees will likely be over 55 and available to rent if that is permitted.

Utopia? nunca DONDE? This winter we tried Green Valley, AZ where it wasn't crowded but not green either. We traveled 15 states and 7500 miles only to come home early. I still remember 3 Christmas past in TV at the big tree lighting a young couple told me they'd never seen so many old people in their lives! We're returning to TV this year and staying in Forsyth in a pool/course villa. Green is my favorite color!
