Does anyone have a recommendation for a Real Estate Home appraiser?
I need this market value for estate purposes and it needs to be a "date of death" type. It is completely overwhelming to find a competent reliable appraiser and be sure they have TV experience/knowledge since it is a special real estate market. Thanks in advance for any experience (positive or negative) to narrow down my search. ![]() |

Personally, I would not hire a professsonal appraiser. I would use two experienced real estate agents to estimate the market value. The IRS allows this, and they most likely will never question your appraisal. Agents who are actively involved in selling houses will give you a more accurate estimate of the actual market value. You may offer a small fee to an agent, but I think you will be able to find agents who will do it for free with the hope of getting future business from you or a referral. Note that you can use the date six months after death in lieu of the date of death, if you want to do that.

Oh that 6 month tip is good to know, thanks! It is required to have a licensed appraisal in testament since there is a tenancy involved and everything needs to be by the last will. There are so many appraisers out there, then you check on Florida Licensing and they are expired or not even licensed. It is pretty frustrating but maybe someone will know someone. Checked on BBB and contacted a few but am waiting for a call/email back.

Licensed appraisers are the way to go, and they all use the same methodology, the geography doesn't matter, so you can eliminate the specialty bias around TV. For my dad's estate, i used an appraiser 5-7 years after his death, and the appraiser did it to the date of death. . . My Zillow estimate was slightly low. Given that the property is a commercial property if tenants are involved, a residential real estate agent may not give the correct appraisal. Commercial property is not valued the same way a residential property is valued. That is why I suggest getting an appraiser instead of a real estate agent.

Real estate agent are not appraisers. They would be the last people to ask!
You need a professional appraiser. I have a friend that does appraisals in TV, DM me and I will send his info to you |

I would be very cautious using a realtor. In our neighborhood realtors have been pricing homes "way over" expected sale / market price. I am talking about eventually reducing sales price by $200 to $300k. These homes eventually sold for close to what Zillow had them priced at.

Not sure about Florida but in NC we always used a "bank" appraiser. Better to know what the bank will loan for the property than what a real-estate agent may "think" it will sell for.

I understand your thinking, but how much a house will sell for and what a bank will lend on it are two entirely different market valuations.
