The southern area has very little in the way of amenities, shopping and a very difficult long way to get to the areas north of 44 for that purpose. In addition, the bond fees are much higher than the area above 44. If I were you, I would look for a pre-owned house for sale north of 44 or 466a.

Get with an agent, Carol Clark, those that want the lot are put into a pool and are drawn randomly, price doesn't change, if your picked #1 you have 3 hours to commit. If you don't, then #2 drawn has 3 hours to commit and so on...feeling lucky..if so better get with Carol
so you at least get into the pool...Bingo |

Be sure you know what model house you want so you can be sure the house fits. Some lots don’t fit every house model.

Op, simply call your sales agent (assume you have one) and let the agent know which lot you have in mind and be ready to put your deposit via credit card when the lots are released. Your agent has a vested economic interest in getting you the lot. I would suggest you have an alternate lot too just in case you don’t get your first choice. Good luck.

Yes - a good agent is crucial. Then, scope out possible lots (ie 24v18 on mincey loop), look at them to see if they will fit the house you want - pool? bigger birdcage?
Pick 3 in order of preference and let your agent do the work. Be available to your agent - lots become available on very short notice. We got a wonderful lot because we were in the right place at the right time due to our agent. We put a hold on it a minute after release. Within an hour there were 4 back up offers. Our lot was slightly unique in shape so we were limited in the design - we needed wide rather than deep, but it all worked perfectly for us. Good luck! Meggison is the area to be now - Sawgrass opening is imminent and once the new bridge opens we will have the newest town square! Play the long game! Design happens 2 months after lot selection. Build starts 6 weeks after end of design. 4 months to complete once started. |

Procedures change but this is my experience. Lot reserved last Nov, I think and closed in June 2021.
Sales people told about new lots on Tuesday, and they are available for reservation/sale on Friday 12:00pm. My agent showed me a street of new lots on a Wednesday, they were not yet released. I picked the lot I wanted and gave him two backup lots. How will I get the lot I want? He said it comes down to who presses enter first at 12pm on Friday. My agent has been around a while and knows the routine. He sits at the computer Friday as the clock approaches 12 noon and the moment the computer says 12pm, he hits the enter button and the lot was mine. Later I learned there were two other agents wanting that/my lot. Fortunately, my agent knew how the game was played and took care of his client/me. That entire block of lots were sold in 2 minutes. There was a premium on these lots because no neighbor behind you. Privacy runs at a premium in TV. All your questions should be answered through an agent from TV Sales. |

We love the area that we're currently in, it's convenient to shopping, golf and restaurants. What is drawing me to building is that the I've been watching the pre-owned market and it's insane. To get what we'd want we would have to outbid and overpay and then renovate on top of that. Small designer homes that have a partial view are going for $650k plus. Designers that back up to a pond are on the market for $850k plus. It's like the used golf cart market out there.
