Default Housing Market

I was worried about selling homes in The Villages with the current situation. Prior to this virus, I purchased a home in a different village than the one I live in. Wanted to downsize a bit. Than this virus hit. I put my residence up for sale thinking it would not sell tIll ⁸all this virus is done. Wrong. Sold my home in 4 days with a MLS realtor. Folks moving here are usually retired and have the resources to buy. So I belive its a buyers and sellers market in TV.

I guess you aren't aware that many of the homes in Fenney were deeply discounted back in 2017 to encourage buyers.

We had been planning to move here for several years and had done our homework. We had a list of what a house had to have and what we'd like it to have. When the time came, we didn't consider Fenney because of lack of connectivity. But we looked at homes here anyway and found a house (Ivy) that checked off everything on both lists. Comparable new Ivy models north of 44 were priced at least $50,000 higher, so it was a no brainer.

Looking at what our model is selling for currently, our home has appreciated 41% in 2.5 years. Maybe that's the reason for a lot of resales down here.

They do have a reason if they want repeat business and referrals and that is how they survive.

It is a Buyers Market. Number of Listing on the MLS were in the 240-250 during the Prime Selling Season. Normally the number falls off as April comes around and then even less in May as people often take their homes off the Market. Since all the Covid stuff hit we have jumped to 310+ Listings for sale and with less Buyers (Normal Market slowdown as well as the economic impact of the Virus) Sellers are more motivated.

my point was the number of resale homes for sale, north villages vs south villages, per capita..... I just thought the south villages seemed to have more re-sale homes for sale.

It’s neither a Sellers market nor a Buyers market. Seems contradictory doesn’t it? The market is currently an anomaly. If your a seller and price your home “right” it will sell. If your a buyer and do your homework it’s a buyers market. But It is my observation that many homes south of 44 are overpriced. Many north of 44 also are overpriced. Few homes that are 50,000-75,000 overpriced are going to sell. A Buyer must do their due diligence or risk overpaying for a home in The villages. It’s been reported, understandably, The Villages “Lifestyle Program” has come to a halt. Airlines are not flying and people are staying close to home do to the coronavirus. This eliminates many potential buyers. Therefore it’s not a sellers market as many buyers are not available. It’s not a buyers market when homes are overpriced. There you have an anomaly in the real estate market.

Never lived south of 44 & I’m Assuming your talking about Fenney. I know someone that moved there 2 yrs. ago & he told me Amenities & property taxes are higher, is that true? Also there’s really nothing to do there unless it’s golf or swimming & entertainment is north of 44.

People south of 44 should have some patience. We moved here 18 years ago and had to go to Leesburg or Ocala for a home improvement store, chain restaurant, etc. Only Belk for clothing or Beall's Outlet. My how things have changed over the last 18 years. We did not have a Panera, Ruby Tuesday, or Dunkin Donut for miles around now they are at a golf cart ride away. Be patient. It will all come to you in time. We waited for 5 years for Lake Sumter Landing to open and some of the stores are still empty. Same with Spanish Springs. That is the ebb and flow of retail.

I doubt that the Morse family has to worry about money. Their lifestyle offer brings people from all over who are happy with what they offer and are willing to pay the price.

I wonder how many of the people who complain about not having bridges, stores on new side actually live there and if they do and hate it so much , why not move , it’s very easy I’ve done it 5 times . I’m in Fenney and happy

pandemic or no pandemic...if you don't like where you live, you price your home to sell in the market that you're in and it will move

I pay little attention to the marketing statistics and trends...all that matters is did my house sell quickly

We've sold 6 homes...and never had the feeling that we left a lot of money on the table

Most of the posts complaining are from those that do not live south of 44, there are a few down here that are impatient but for the most part the complaints are from non-residents. The only complaint I have living after living down here for 3 years is the possibility of congested MMP's, walking trails, and amenities once the bridges are open, it's nice and peaceful here now and not crowded.
