Where does it say that in writing? My plat calls it a "right of way", not an easement. The only reference to an easement is in the deed restriction document, which refers to utility workers entering my property, not the "right of way" area. The right of way area between the front lot line and the street is not on my property. But, most utility lines are located on my property, not in the right of way area. In fact, they run within 5 feet of my house, and nowhere near the street or the right of way area.

Jimmy is correct.............your property line probably does not go to the street.
It's not an easement as you say............it's just probably not your property.

To find out the facts......looks at the county/city records.
Most streets' property in neighborhoods in TV extend wider than the hard surface.
Most homeowners have sprinklers right up to the street.......this is not homeowner property.

As suggested, look at city/county records for your true property line.

You are correct.
Dot is probably in error (not knowing dot's address).
Streets in TV vary, but they usually extend 12 or 15 feet from the middle of the road.
What's the road width??.......20 feet.......so there could be four or five feet of grass on each side.

Maybe there are differences in the way the lots are laid out in other areas, and I was curious if I was wrong about ours being an easement and not a right-of-way, so I checked my plat map, and here it is. Our property marker flags when we moved in were right at the edge of our yard where it meets the asphalt at the street, and here is my plat map. It is an easement, and only in certain areas. No right of way marked.

Interesting. The plat does show a right of way line (R/W), but, it looks like it is located in the street pavement area? There is no indication on the plat where the street pavement is located. But, I suspect that your house is not the normal plat in The Villages. Most houses have a right of way area that extends beyond the street pavement edge or curb.

What are you looking at? I was looking at my plat map and my property markers.

Another poster said that they that the right of way extended 10’ from the street. If someone walks their dog 10’ into my yard it is going to be crapping in my lanai. Just saying. Not all lots and neighborhoods are created equal.

Reading my deed from St Cats:

Easements and Rights of Way

Easements and R.O.W IN FAVOR OF THE DEVELOPER (bolding mine) are hereby created for the construction, installation and maintenance of utilities such as....
Such easements and rights of way shall be confined to a 7.5 footwidth along rear lines, a 10 foot width along the front line, and a 5 foot width along the side lot lines.


So, these easements are for the developers and utilities use. Not the random dog walkers.
