I was just wondering if anyone has done this, or is the price they quote on a new home, the final price. Would they throw any incentives in to buy a new home in TV. ... I have seen on their web site, that they have dropped the prices on some homes. Just wondering if you went thru the process of picking out a lot, than a home would they negotitate. Anyone try?

The only incentive is the percentage off they sometimes give for the price of land and home as an incentive. We got 4% off ours if we committed by a certain date, which is why we moved our build up. Call your Village Realtor and ask if there are any incentives. Not sure if your working with an outside realtor or not, but I think only TV Realtors know this. Gracie is right....they are selling homes faster than they can put them up.

I was just ridding around the new area today there is a lot of vacant ground to be build out don't think they will run out of sales in the near future. I have read a lot of your post and was just wondering when are you move here for good guess coming from up state n. Y. A lot of thing will be different for you if you get a chance visit brownwood it is about 1/4mile east of wildwood I know in the past you said you didn't know where wildwood was if you come from the airport north on the turnpike, the turnpike ends at wildwood.

We bought our CYV off the website without ever seeing even so much as a photo. It had been discounted $12,000 so I figured if we didn't like the cabinets or the carpets or the chandelier or whatever, we could change it for that price. You have no input in CYV, so basically what they put on the site is what is available.

We bought a designer "spec home" at $7000 off for a closeout. That is when there are just a few prebuilt homes left in an otherwise completed village. In addition to getting a good deal, we got to see its exposure, interior, and landscaping, as well as all of the other homes in the neighborhood. For us, the timing was right, but we had to close in 30 days.
You can ask a salesperson to notify you when there are closeouts coming up in a relatively new village. |

When we purchased in July 2007, it was buy it "as is"....to a certain degree I think it's still that way. There is no "bargaining" or incentives because they don't NEED to do that to sell homes here!
We were lucky enough to get in at a time when (as we were told) "the builder has an excess of inventory in this area and will discount the house you want by $20,000"! Well, we snapped that deal up IMMEDIATELY!! Bought it off the Internet, sight unseen. Our realtor was kind enough to take some digital pix of the actual house and email them to us. I think we had 48 hrs. to decide if we wanted to buy or not. We did. We were really LUCKY and ended up in a great neighborhood/location...we LOVE it! The house was very "builder basic". We have since upgraded/personalized to the tune of around $50,000 (over the past 4 years). Of course, this means we have priced the house out of the current market...but we don't care. It is now the EXACT house we want and we are happy with it...not planning on selling anyway! |
