The Developer charges a premium price for Village home sites having a "Golf Front View". Can I get some opinions..........are they worth it ?

We feel the answer is yes! Our new to us home is on a Championship course, and being new when we are in TV, we wait for each group of golfers to pass.
Our home where we still live is a nice waterfront lot on a canal in South Florida, and my complaint has always been, "not enough traffic". We do like to see movement outside our home. So, we bought a golf course lot in TV. My thought about that is maybe an Executive Course would have more activity. |

I'd prefer the cash in my bank account, but that's just me.
We've got a lot we like a lot, but it's not a golf course lot. If you have plenty to spend, likely yes. If you have to think about it, likely no. Just one opinion. |

If money were no object, I would have purchased the finest premier home with a huge lanai on a golf course overlooking Lake Sumter Landing (across the lake).
But money was one of the constraints I was forced to input into my prchase decision. As a result, the compromise for me was a relatively large designer on an interior lot. If I were to have purchased a home with a view, it would have had to be a smaller home. But everyone makes their own decision..... |

Vee, its really up to the individual. My personal feeling was since this is probably my last home, I would opt for the best that I can afford and want. My view is something I would never give up, I face the pond behind Colony Plaza and also can see the golf course in the distance from my lanai. What I did give up, was the idea of the CYV because they were much too expensive for me, and I bought a new designer with a view for a lot less money. Its a matter of research and viewing different home offerings and deciding for yourself what is important. I just love what I bought and have never complaint about the upcharge for the view! JMHO. Depends... when I stand on a T-box I can usually see right into and through the home that is right there. I think the homes that are on ponds have the most privacy. Those homes that are right on the course, along the cart path lack privacy. Also, be prepared to hear the morning workers cutting grass if you are right on the course.

In fact on the current new homes site they have several Grantham Villas (1700 sq. ft) on Kenya for around 308K. The designer homes (1900+ sq. ft) on Kenya are around 380K and up. There are "Golf Course Views" and then there are the other "Golf Course views". If you were on a Championship course with wide expansive fairways, you probably are getting your moneys worth ..if that is what is most important for you, BUT if you are on an Executive Course with narrower fairways and homes closer to the golf paths, greens and tee boxes, I think you should probably think twice. Remember alot of executive golfers are what they call "duffers" who can hit a house better than a green especially off the tee. A house in the wrong location on any golf course can make you miserable fast so dont be caught up thinking "Golf Course frontage " as being the best available at any cost!

I don't think paying $100 to $200K to have your new house pelted with golf balls worth it. Just my opinion.

Remember in real estate it is Location, Location, Location. So a view, golf frontage, preserve, how ever you can find more back yard appeal is worth the price. As someone pointed out, golf course frontage can also be dangerous. Understand where you are on the hole, 300 yards from the tee is better then 200 yards, being on the hook side is better then being on the slice side, etc, etc. There are some lots that give you lots of value for less money. A cul-de-sac backing to an executive course that does not actually touch the course, a home that backs to a preserve where you are at one end of the turn or another, a lot backing to a villa wall, and several others. You get most of the value of the desired amenity without all the cost. Takes some searching to find what is perfect for you, but right now is probably the best time ever to do that.
We found the perfect lot for us. Might not be for someone else, but that's OK, it is exactly what we wanted. On a turn in the road, almost touching the golf course, 15 feet away, backing to a cul-de-sac, and has a pool. So we get the entire golf course view, far enough back from the course so we don't hear the early AM activity or get hit with errant balls, and only one other home where we can even see the lanai and it's a distance away. But again, someone else would probably prefer to be right up to the cart path so they can talk to the golfers. So take your time, search all the available information, and get what you really want.
