So many questions
Where do I want to buy. How do I figure it out. From everything that I have written here on this board subject of my interpretation to be right or wrong leaves me with the following questions and/or statements of questions or is that questions of statements.
I understand that it's nice to move into a new home (we are considering a designer) but from reading many of the posts on TOTV I get the impression that these villages will be heavily populated by snowbirds who plan to retire in years down the line and rentals. The problem I see with this is that people our own age and retired (I am 68 my wife is 62) may very well be in short supply in the neighborhood for a number of years. I have looked around at the various villages during our lifestyle stays and rarely have been unable to figure out who is living where. It's important to have neighbors preferably those who are a similar situation in age permanents and lifestyle. Does anybody have any suggestions on how to figure out what percentage of a particular village is liable to be populated by snowbirds and/or future retirees? Can be calculated by the age of the village do you think? Has anybody ever tried to figure this out before? Is it just unimportant? Has anyone else had these concerns? How did you resolve them? Villa neighbourhoods tend to have more snowbirds.
The Historical side east of 441 tends to have an older population, because it was the original settlement. However as older people leave TV, younger peeps fill their spots. South of 466 probably tends to have the youngest population because a lot of newbies end up there. Neighbours here are wonderful .. I have neighbours in their 80s and some in their 50s. They are all just great.

rent a Villa for 6 mos and live the lifestyle.... then you'll know.

You actually answered your own question, it is just unimportant. Location for some is probably the most important issue.

Great question !
I asked a similar question a short time ago, in a thread called "The Villages Population" and there really is no definite answer - as there is no way to count the renters/snowbirds/snowflakes/fulltimers, etc. nor can there even be a guarantee that your neighborhood won't be like a ghost town when they all depart
The answers to my question were fun to read When my time comes= I'll rent for at least 6-months to evaluate all my options

we moved into a patio villa in Heminway, while we're kinda part-timers til we can get there full time (and others like us) there are also plenty of full timers.
I don't see the parttime/snowbird as really much of an issue in our new neighborhood. We've met plenty of the neighbors, all ages, everyone is friendly and helpful, and we already watch out for each other. I understand your concerns, had them too, but turned out in our case to not really be an issue. Best wishes, experiment and do what makes you comfortable |
