We looked at both and I would not consider living farther north because of the age of the homes, and because our area is so much fresher looking and has a younger vibe. Also, Eastport is coming and very close to us by golf cart.

That is not true. The intersection of Meggisson Road and warm springs has 3 of 4 corners devoted to commercial building and there are a lot of acres there. Lots more devoted to commercial on 470 and 301 and in addition there are currently retail lots available having 1800 feet of frontage on 301 directly across from DeLuna, this one will be huge. There will be lots of retail coming in when the owners feel the time is right. Everyone buying down here did not ignore the Turnpike as it was a non-issue and still is for the majority of homes down here. I have never heard Turnpike noise and have been here for over 6 years, it is very quiet and peaceful in most areas of the southern villages. Those that chose to live near the pike got great deals on their homes and rarely do you hear of any complaints as they knew when the bought what they were getting. As far as restaurants go Brownwood had very few when they started building south of 44 and as more homes were sold more restaurants opened, that is the same situation down here, we have 4 or 5 that were built as it grew and many more are in the works. It has been fun watching the growth over the last 6 plus years and will continue to be for the next several years and by then we will be known as the central villages rather than the southern villages.

Very true.

And Middleton will have a significant impact with the younger families bringing a demographic that will accelerate commercial development and is already planned in their commercial center. To be quickly followed as Eastport develops.

We are already seeing evolutionary change seeing more families and students in the local commercial establishments.

You are correct there is the gas station, the Wendy's, and KFC for your needs at the Turn Pike service plaza. All conveniently located near high power transmission lines. I woke up, sold and moved north of 44.

I'm sure there will be more businesses but if like Brownwood, the developer will wait until there is enough homes sold to support them. But I am guessing. Does anyone have a good link which shows future plans for businesses and amenities?
There is Home Depot and Target coming to 466A. That is closer than 441 for those folks down south. Glad that traffic will be averted on 441.

When we moved to The Villages back in 2009, we were informed that expansion would end at 466A. We realize now that was just lip service.

Just how many times are you going to ask this????? It has been answered each of the other times you asked. Here it is again:

People buy knowing that the values are going to rise. It has happened in past new areas and will continue to happen. They sell after 1 -2 years, making a nice profit, and buy in the next new village.

Well said. It is why we left the north and moved to the south.

I moved here when it was just the historic side and Spanish Springs. Never would I have imagined that the population was going to increase to nearly 1/2 a million. The Villages was unknown back then.

You are right. I am on my fourth home. The first three in the North paid for my home in the South. We like the newer homes in the South, it's very quiet, younger population, water view, and our taxes are lower. Life is great!

Complaining about the population growth in this area is hypocritical. Did you not move here from somewhere else? Various sources state that 800 to 1,000 people move to Florida every day so yeah, the area is going to grow. I went to Clairmont the other day and there are new homes and businesses everywhere in that area. I would guess it is a bedroom community for Orlando. Along the Turnpike as you get close to Orlando there are numerous apartments and new homes going up. 800 to 1,000 new people need homes to live in.
If it is getting too crowded in Florida, I hear Detroit has whole neighborhoods that are abandoned.
