I suppose every house is a new home to the purchaser. However, it does seem to be a bit of a stretch to call the houses being sold by the Villages in Lake Sumter new. Most of the houses were built in 2008 or 2009 and are called “This new 3 BED 2 BATH Keys Villa”. Go to the Villages sales site and search new homes in Lake Sumter.

A rental could be called new when it’s sold by the builder or original owner? As everyone does their due diligence when making a house purchase here, I suppose the purchaser will understand how the house was used in the past eight or more years. I would change the new to slightly used.

Are the Villages now using other houses in other areas to replace the need for these houses? Just curious.

You're right, those are all preowned villas. Not sure how they come up with the "new" listing.

I will bet they were never "sold", so if you did a property search, there would be no previous owner, even if the home was several years old.

You are right. I did a search. They were probably used for lifestyle visits like the Big Pretty Cottages next to Lake Sumter once were. They were sold as new. They had no previous owner.

I went to a couple of open houses when I was in The Villages in May and June. The open houses were for homes that were used for Lifestyle Visits that are now being sold for the first time. It is my understanding that The Villages are now using villas near Brownwood for the Lifestyle Visits.

For the developer to advertise the Creekside Villas as new is nothing less than fraud unless a fully disclosed disclaimer is shown upfront as soon as you open the front door. I have not nor will I visit these open houses so I don't know the details but what I do know is the roof, HVAC, plumbing, electric are all at least 7 years old. NOT new by anyone's stretch of imagination UNLESS you are the developer who can write whatever they want in the Daily Sun.

Perhaps someone who bought one of the lovely homes on Lake Sumter will explain just how the warranty reads. Or someone who bought any of the homes previously used for lifestyle visits. It simply looks to me that the choices available under listings were new or pre-owned.

I would guess that anyone who has sold this many homes would not risk their reputation by doing something fraudulent. Especially when it is not necessary to do anything underhanded to sell new or used homes here.

Just like a car dealer who has cars that have never been registered & or titled, they are sold as new with low miles on them/ with a significant discount.

A warranty does not a new house make.
There is no substitution for new.
Something is only new once.
New paint doesn't have that new house smell.
Only new concrete smells new.
Don't advertise as new.

These houses have many miles on them. Not new by definition.
