When we bought, our inspector did a roof wind mitigation report. We sent that to the insurance company.
I dont think the MAIN issue is water penetration (its an issue, but not their primary concern) - its wind. Will the roof withstand a wind storm? They’re not worried about the cost of the roof, its the cost of replacing the inside, if the rood blows off |

we live in probably the safest place to be regarding storms. while they have happened, the number of roofs being replaced for "storm damage" defies logic. it is insurance fraud but the people indulging in it rush to tell you how the door to door roofer found "storm damage". Batterbee said some of these people even have tools that cause the damage so the insurance company pays. again, a roof is a major investment. I'm going to treat it like any other major home improvement and get estimates from local, reputable companies who will stand by their work. in my neighborhood, that may make me the chump who didn't get a "free" roof, but I won't need to worry about being pennywise and pound foolish. |

Seems like you are responsible for it anyway, so what is the point of having the insurance, right? All insurance seems like a scam. You pay on time, they fight not to pay for what you paid for. Seems like there should be a better way!

BEWARE !!! If a roofer or roofing company rep knocks on your door looking for your business, HE IS BREAKING THE LAW. Soliciting homeowners for new roofing is illegal in Florida. It's a relatively new (2 years) law passed by the legislature and fully endorsed by our governor.
Also, the reason your homeowner's insurance has gone crazy is mostly due to these roofing companies "guaranteeing" a new roof that they say your insurance company will cover. |

Get wind mitigation with Village inspector, then get Kin Insurance. Our previous insurer insisted on new roof if our insurance would continue, Village insurance was broker, needless to say, we did not get new roof. Kin was cheaper, coverage was more...

All insurance companies of any worth have a standing rule now, and it's not because of these 'replace your roof" guys it's all the Floridians that for decades allow their roof to go to crap and then find an event to have their roof replaced for free by the insurance company. Decades this has been the scam, now it's done. If your roof has 5-6 years left they won't unsure it. One good storm and they are replacing it. So in reality, the original roofer found no damage - you are stuck roof needs to be replaced. That's the end - otherwise you can go through the insurance scam (as it's been called in this state) where you find a cheap company that will insure the home and not care the roof is too old.... good luck because when the chips are down they won't come through. I've seen it many times over the years. I had a neighbor do this and on vacation their dishwasher somehow went nuts and they came home to a flooded house - covered? Nope they went with the cheap guys over $40,000 in damages (initially, ended up when all said and done $60,000) every dime they had to pay. Good luck getting out of it - not any more.
