Make sure you check out the view from wherever you are considering buying in the Lopez area. Many golf course homes also have what I call the "power towers", the big high voltage electric transmission lines. Also, west of BV in the north areas can start to have an issue with train noise. Any home you are considering nearer the train tracks, you should spend a good part of the day sitting in your car in front or near the home and wait for the train to come through. The TV real estate reps will not mention this to you, and are very adept at showing the homes in that area when the trains don't run. the north does seem less crowded than south of 466. The landscaping is definitely more mature in the north, but there are some beautiful vistas further south. It's just different. If you play tennis, the north area is the only place that has rubico courts. The MMPs seem a little less crowded, if you bicycle or jog. Finally, make sure you read the stickies regarding things to know about the villages. Lots of useful things in them.

I don't see how anyone can go wrong in any area---it's just a matter of personal preference.
If a bigger lot and more mature landscaping is important to you, look to the north
If a new and somewhat more modern house is important, look mostly south
If you plan on "living" at the squares, look near them
If golf is your thing, buy on a course near a concentration of other courses
if you like a water view, it is available
If you like being walled off, get a CYV
If you want a huge home, buy a Grandview

Point is, TV has something for everyone. And yes, like everyplace in the world there are some negatives to consider. But so far in my experience, it is running about 98% positive and 2% negative, so I won't be complaining anytime soon.

Point of information - Isn't the NW corner slated to build 300 new homes?

"Amenities poor". That's a good one.

I live in Alhambra. No pool or rec center. I guess I am amenities poor in that I have to travel a couple of minutes to get to Savannah Rec Center, or the Santiago pool or rec center.

Actually. about three minutes!!!

What I love about my village is there is one entrance and it is the same exit. No through traffic. The only traffic is contractors that do landscaping, etc.

Why the personal attack? Some folks get away with murder on this site and others are almost instantly censored. It is not negative to point out what some would consider a draw back to an area but instead they are providing the OP with their perceptive. Forgive me but a lack of amenities was a point of the law suit creating the AAC was it not? When the Villages proposed the new villas along 42 many residents complained that new homes would overtax the limited resources of the area.


The OP asked a question and many people answered with their opinions. All valid in the eyes of the respondents. The Lopez area is beautiful but it does lack the amenities that are more plentiful in the South which is why we choose not to buy north of 466. A person rented a house in Dunedin last year and decided to buy in TV. One of the amenities they loved was easy access to the many pools in the area. They bought up North while still under the influence of the Kool-aide and discovered they were three miles from the nearest pool. To many people close access to a pool is no big deal just like having choices with golf courses is no big deal. The great thing about TV is the many choices one has here.

Depends on what amenities you are seeking.
The north/west area offers the Springdale Fitness Walking Trail which is unique in The Villages. IMHO.
And it also offers a nice Villages dog park, much larger than Bonita, which is golf cart accessible.

I envy the residents south of CR466A - they will have a lovely dog park.
Wish we had something similar between CR466 and CR 466A. However we have lots of other "perks" living mid Villages.

looking at the map there are NO areas north of 466 that are even close to being 3 miles from a pool.....I seriously doubt that claim.

North of 466, there are few neighborhood pools. There may be a sports pool nearby. But that is heavily scheduled and there are use restrictions. Sports pools don't even have lounge chairs. There may be a priority pool nearby, but that requires additional money to use, and they are family pools, meaning you have kids every holiday and all summer. I'm not saying the lack of neighborhood pools is bad or good. It is just the truth. I have my own pool, so I don't care one way or the other.

Also, there are plenty of million $$ homes down here...not mine, but there are. Besides which, most of the people I talk to here didn't buy because of the house. Most of us lived in nicer, bigger, better. We moved for the amenities and the "friendly" people. I know people that live up where you are too, and they often complain how crowded it is down here when they come down to golf. I always wanna ask if all the golf courses closed up there. Oh, I've lived on Army Bases...nothing like here, in fact. Maybe that army upbringing is what taught me it's not about the trappings, ethnicity or background...we are all basically the same and should be treated respectfully.

Hey Lovey, I don't think Cateca's post was meant to be snobby. Some posters have mentioned what they perceive as a lack of amenities in the north/west quadrant. I thought Cateca was just pointing some of the positives of that area.

They had an opinion which is their right. As a southern resident I wasn't offended that's why I was taken aback with the animosity my original post met.

People are territorial. It's only natural to think your place is the best and another isn't. People will accentuate their positives and the others negatives. Apples and oranges to me.
