Make sure you check out the view from wherever you are considering buying in the Lopez area. Many golf course homes also have what I call the "power towers", the big high voltage electric transmission lines. Also, west of BV in the north areas can start to have an issue with train noise. Any home you are considering nearer the train tracks, you should spend a good part of the day sitting in your car in front or near the home and wait for the train to come through. The TV real estate reps will not mention this to you, and are very adept at showing the homes in that area when the trains don't run. the north does seem less crowded than south of 466. The landscaping is definitely more mature in the north, but there are some beautiful vistas further south. It's just different. If you play tennis, the north area is the only place that has rubico courts. The MMPs seem a little less crowded, if you bicycle or jog. Finally, make sure you read the stickies regarding things to know about the villages. Lots of useful things in them.

If a bigger lot and more mature landscaping is important to you, look to the north If a new and somewhat more modern house is important, look mostly south If you plan on "living" at the squares, look near them If golf is your thing, buy on a course near a concentration of other courses if you like a water view, it is available If you like being walled off, get a CYV If you want a huge home, buy a Grandview Point is, TV has something for everyone. And yes, like everyplace in the world there are some negatives to consider. But so far in my experience, it is running about 98% positive and 2% negative, so I won't be complaining anytime soon. |

Point of information - Isn't the NW corner slated to build 300 new homes?
"Amenities poor". That's a good one. ![]() I live in Alhambra. No pool or rec center. I guess I am amenities poor in that I have to travel a couple of minutes to get to Savannah Rec Center, or the Santiago pool or rec center. Actually. about three minutes!!! What I love about my village is there is one entrance and it is the same exit. No through traffic. The only traffic is contractors that do landscaping, etc.

The Lopez area is beautiful but it does lack the amenities that are more plentiful in the South which is why we choose not to buy north of 466. A person rented a house in Dunedin last year and decided to buy in TV. One of the amenities they loved was easy access to the many pools in the area. They bought up North while still under the influence of the Kool-aide and discovered they were three miles from the nearest pool. To many people close access to a pool is no big deal just like having choices with golf courses is no big deal. The north/west area offers the Springdale Fitness Walking Trail which is unique in The Villages. IMHO. And it also offers a nice Villages dog park, much larger than Bonita, which is golf cart accessible.

North of 466, there are few neighborhood pools. There may be a sports pool nearby. But that is heavily scheduled and there are use restrictions. Sports pools don't even have lounge chairs. There may be a priority pool nearby, but that requires additional money to use, and they are family pools, meaning you have kids every holiday and all summer. I'm not saying the lack of neighborhood pools is bad or good. It is just the truth. I have my own pool, so I don't care one way or the other.
