Just like the times made the original schedule change, they could again. If the market picks up, it could all get accelerated.
In my opinion, based strictly on watching what TV developers are capable of, there will be a completed build-out, although it may take longer than anyone originally expected.

Default Let's see they have been at it for over 40 years!!!!

I do believe there have been some economic turbulence over those years.
What they have now is critical mass of population. Sufficient to draw national concerns we have all come to appreciate.

It was not so long ago (pre South of 466) when there wasn't a national concern within a rifle shot of anywhere in TV.

They (TV) have established that if you build it they will come. Maybe at a slower rate one time VS another. I know developers who would give their left arm and other strategic parts of the body in return for one of TV's "slow" years.

The only thing that has changed (in my opinion) is timing.

I betcha there are at least 20 thousand retiring boomers out there who all could come down today and buy a premier. This is a minor bump in the road. The "boomer effect" will overpower the recession for sure. All the developer needsta to is get em here for a taste of the you know what.

I think 8k is conservative.
I believe the Soc Sec Adm statistic is 8k PER DAY turning 62.
That will be 2.9 MILLION in 2009.
Now, even if only 1% look at this place that's 29,000
And if only 10% buy in that's 2,900 (which is 1/10th of 1% the 2.9 million.
I think any business would be happy with that return in these times

According to a press release today by the Commissioner of Social Security,

I agree. The Boomers will be on the way. Being a true Boomer, I was lucky enough to get here early! Most, if not all, of my friends from up North will be retiring in the next 2 to 5 years. Plus, I consider TV to be a very unique Retirement community. We investigated many places before buying here. It's really more like a Resort Community. So much to offer. I absolutely believe the developer will build on and sell every inch of property he owns.

And more power to him! I don't think people can ask for more!

I have heard that FL is changing zoning regulations in 2012 which does not allow clustered build, so I would think TV has a problem, because that is all they do.

I would think that TV has all the zoning in place already for future builds in the Brownwood zone. I would doubt that any new zoning would overlay already agreed upon construction. To my knowledge, the streets are even named and all engineering is already in place. It's only the construction that is behind.

Florida's past and future is retirees. There will still be new retirement communities created and filled with boomers and post-boomers. Florida would never shoot that cash cow in the foot!
